Italian furniture sourcing in Markham splits fairly cleanly into two jobs. One is a single home, where every decision is made once and made carefully. By matching the work to the scale. Single homes get item-by-item specification. Developments get a package designed to repeat: deliberately fewer references, availability confirmed across the full quantity, and pricing that holds for an agreed period.
The instinct on a multi-unit project is to specify it like a house and then multiply. It does not survive procurement. A finish that is charming in one apartment becomes a supply risk across forty, because the question stops being whether it exists and becomes whether the factory can produce that much of it, consistently, in one dye lot or batch.

Can you supply repeatable packages for multiple units?
Yes. A package is built from a deliberately narrow set of references, confirmed available at the quantities and over the timeframe involved, so that unit forty matches unit one rather than approximately resembling it a year later.
Narrowing the reference list is the whole technique. Every additional finish is another thing that can go out of production halfway through a project, and discontinuation mid-build is genuinely the worst outcome on a multi-unit specification.
A repeatable package is checked for:
Availability at the total quantity, not just per unit.
Batch consistency where the material varies naturally, such as timber or stone.
Production capacity across the delivery window rather than at a single date.
A named alternative for each line, agreed in advance rather than improvised later.
Durability appropriate to the setting, especially in shared and amenity spaces.
What does developer support include?
Specification for model suites and amenity spaces, packages that repeat reliably across units, pricing held for an agreed period, and delivery sequenced against occupancy dates rather than arriving as one impossible drop at the end.
A model suite has a second job beyond looking good: it is the specification everyone else will be held to. Getting something into it that cannot be supplied at volume creates a problem that surfaces months later, when changing it is embarrassing rather than simple.
So we flag it at the model-suite stage when a piece will not repeat, even when the piece is exactly right for the photographs.
Which categories work for model suites and amenity spaces?
Furniture and lighting carry model suites, since those are what photographs. Amenity and shared spaces draw more on office furniture, wellness systems and durable surfaces, where a specification has to survive people who do not own it.
Amenity spaces are where residential specification most often goes wrong. A chair rated for a dining room is not rated for a co-working lounge used by three hundred residents, and it will announce that within a year.

Can you support our design team remotely?
Yes. Specification, availability checks and package development all run remotely. Samples are couriered for finish approval, and model-suite work usually involves at least one site visit.
What are the sample, delivery and aftercare arrangements?
Samples are requested per reference from the manufacturer. Deliveries are sequenced against occupancy or construction stage. Aftercare and replacement parts are handled through us.
Can pricing be held across a phased development?
Pricing can be agreed for a defined period and quantity, subject to the manufacturer’s terms and currency movement. The applicable period is confirmed in writing rather than assumed.
Do you supply contract-grade products for shared spaces?
Yes. Several manufacturers we represent produce contract lines, and we will say plainly when a residential product is not suitable for a shared or amenity setting.
